WHEN TO USE THEM

 

PRE-APPLICATION LEAD STATUSES

Left Voicemail: Loan Officers will use lead status when they call a lead but there is no answer so they leave a voicemail. This lead status will be most common when there is no calendar meeting booked with a lead. One example of this could be when we run ads that involve a contact form such as a social media ad with a contact form that is directly in the ad.

Scheduled Appointment: Loan Officers will use this lead status most often when a lead calls in and they schedule a consultation time with them. Loan Officers will also use this lead status when a lead comes in through a contact form and they schedule a consultation over the phone. Alternatively, if the Loan Officer's communication with the lead is via email, you can use your personal meeting link to allow the lead to pick a consultation time.

Missed Appointment:  Loan Officers will use this lead status when a lead has missed their scheduled consultation. This lead status also triggers the following personalized automation email.  To see the email click here.

Interested: Loan Officers will use this lead status when they speak with a lead and determine they are qualified and interested, but further communications are needed before an application.

Long Term Lead / Nurture:  Loan Officers will use this lead status when they determine a lead is qualified, but the timing is not right. Marketing will continue to send emails to these leads to nurture them for you. These communications will be value-focused such as How To's, Free Downloads, and Free Video Tutorials.

 

APPLICATION LEAD STATUSES

Requested Documents: Loan Officers will use this lead status when the application is pending documentation from the lead. Although this lead status is technically before the application, I am categorizing it under the Application Lead Statuses because it means there is a high probability it will lead to an application. Marketing is working on an automated email series for this lead status which will be posted here once complete.

Application: Loan Officers will use this lead status when the lead/borrower's application is opened.

This lead status will trigger the following automation:

  • Loan Officer Assistant is automatically assigned to the lead based on the Loan Officer. LOA receives an email with a lead summary.
  • A Deal is created (Deals are also where you add Seller Real Estate Agents and Buyer Real Estate Agents)

 

Pre-Qual Letter Out: Loan Openers will use this lead status when the first pre-qualification letter goes out

Processing: Loan Openers will use this lead status when the Loan Opener adds the processor to the lead when the loan goes into processing

This lead status triggers the following automation: 

  • If a lead is in processing for more than 48 hours (before the Processor moves the lead status into processing), the Processor, Loan Officer, and Loan Officer Assistant will be notified via email + HubSpot app push notification.

Underwriting:  Processors will use this lead status when the loan is submitted to underwriting.

This lead status triggers the following automation:

  • The borrower receives an Email/SMS from the borrower. Click here to see the email.

  • LO/LOA are notified via Email/Push

 

FINAL LEAD STATUSES

Funded: Openers will update this lead status when the loan is funded.

Loan Not Funded: Loan Officers will use this lead status when the loan is not funded and add a note to the lead explaining why for our records.

Loan Amount Too Low: Loan Officers will use this lead status before the application if they determine the loan amount is too low.

DNQ - Income: Loan Officers will use this lead status they determine at any point that the borrower's income is too low.

DNQ - Credit: Loan officers will use this lead status if the borrower's FICO score is too low.

DNQ- SBA:  Loan Officers will use this lead status if an SBA lead does not qualify for the SBA loan program for any reason.

Do Not Contact / Dead: Loan Officers will use this lead status if a lead is completely unqualified and/or wishes to be taken off our marketing list. This lead status will automatically mark the contact as a "non-marketing" contact, preventing any further communications from LoanBud.
